Low-slope roofs in Southern California fail in a short list of ways: ponding that never drains, seams that have opened in the UV, cap sheets that have alligatored, and flashings at walls, HVAC curbs, and penetrations that have split. The leak often shows up at a ceiling far from the failed seam because water travels under the membrane.

We specify the compliant product on the estimate so the inspector, and you, can see it. Cool membranes reduce heat gain at the roof; they do not replace attic or ceiling insulation on the rooms below. If those rooms never cool down, ask us to look at both.
